Add an opportunity
Create an opportunity by hand for walk-ins and referrals, and fill in pipeline, stage, value and owner correctly.
3 min read
Calls handled by the assistant and lead forms create opportunities automatically. But clients who walk into the office, ring an agent's mobile or come by referral may not go through those flows. For them you create the opportunity by hand, so the numbers on the board stay real.
Create an opportunity
- On the Opportunities screen, click Add opportunity at the top right.
- In Contact, type the client's name or phone number and pick the existing contact. If they don't exist yet, you can enter their details in the same window.
- Fill in the basics:
- Opportunity name: we suggest
Client name – Area and type, for exampleAyşe Çelik – Kadıköy 2+1 sale. - Pipeline and Stage: where the client is now. For a seller who has agreed a valuation date: Sellers → Valuation booked.
- Status: Open for new opportunities.
- Opportunity value: the fee your agency expects from this deal (see below).
- Opportunity name: we suggest
- Add ownership and source:
- Owner: the agent who will handle the client.
- Opportunity source: where the client came from (walk-in, referral, Instagram, a property portal…).
- Followers: other team members who should be kept informed (for example the office assistant).
- Tags: tags such as
seller,buyer,international-buyer. Tags are written to the contact.
- Click Create. The card appears in the column of the stage you chose.
Add from the contact record
- Go to Contacts → the client's record → Opportunities section and click Add to open the same window.
- The new opportunity shows on the contact record; click it to open it.
See Contact detail page.
What should go in Opportunity value?
Pick one rule and have the whole team follow it. Our suggestion: the fee your agency expects. That way the pipeline total reflects the office's real income forecast.
| Pipeline | Suggested value | Example |
|---|---|---|
| Buyers | Expected fee based on budget | ₺14,500,000 flat → ₺290,000 |
| Sellers | Expected fee based on asking price | Ataşehir 3+1 → ₺240,000 |
| Lettings | Expected fee for the let | Beylikdüzü 2+1 at ₺32,000/month → ₺32,000 |
Important
Don't mix property prices and fees in the same pipeline. If one card says ₺14,500,000 and another ₺290,000, the totals mean nothing. An empty value counts as ₺0 in reports.
What the fields are for
| Field | Why it matters |
|---|---|
| Opportunity value | Stage totals, pipeline value and Dashboard figures are calculated from it. |
| Owner | The "assigned to me" filter, per-agent reports and who the assistant books with can all depend on it. |
| Opportunity source | Shows which channels actually bring clients. Opportunities created by the assistant say "Inbound call · AI". |
| Status | Won/lost counts and conversion rate are calculated from it. |
Example
Ayşe Çelik walked into the office to sell her 2+1 flat in Kadıköy. Broker Burak Aydın met her and agreed a valuation for Thursday:
- Opportunity name: Ayşe Çelik – Kadıköy 2+1 sale
- Pipeline / Stage: Sellers / Valuation booked
- Value: ₺180,000
- Owner: Burak Aydın · Source: Walk-in
- Follower: Deniz Acar (office assistant)
Don't forget to put the valuation in the calendar too: Manage appointments.
Custom fields
Details such as area, bedrooms, budget and listing of interest live in the "Property enquiry" custom field group. The assistant fills them during the call. See Custom fields and Recommended custom fields.
Troubleshooting
Two opportunities were created for the same client. The assistant may already have created one. Open the extra one and delete it, or set its Status to Abandoned. If the contact itself is duplicated, see Duplicates and merge.
The client doesn't show up in the contact search. Try typing the phone number differently (for example with +90).
