Good listings are harder to find than buyers. A seller asking what their home is worth often calls several agencies on the same day and goes with the first one that takes them seriously. The Sellers pipeline helps you turn those enquiries into valuations, and valuations into signed instructions. The assistant never gives a figure over the phone; it learns about the property and books a free valuation.

If a seller goes with another agency or decides not to sell after the valuation, mark the opportunity Lost and note why ("instructed another agency", "price expectation too high"). Over time these notes show where and why you're losing listings.

During onboarding our team creates the pipeline with these stages and sets the assistant up to book valuations in the right calendar. Ask your consultant for any stage or calendar changes.

  1. The price question: it doesn't give a figure. It keeps to "let's look at it together" and offers a free valuation. It never makes promises like "guaranteed to sell" or "we'll get you the highest price".
  2. Property details: it asks what the valuation needs and saves it to custom fields: property type, rooms, m², floor, building age, title status (kat mülkiyeti, kat irtifakı, land), vacant or tenanted, when they want to sell, and whether they're working with another agency.
  3. CRM: it adds the seller tag (and hot-lead if relevant), opens the opportunity at Valuation booked and leaves a task for the agent covering that area.

Follow-up after the valuation

Sellers often decide a few days, sometimes a few weeks, after the valuation. During that time the card waits in Valuation done. A suggested flow:

Tip

Record the instruction's end date in the card notes or a custom field. If you'd like the agent to get a task two weeks before it ends, ask your consultant to add that scenario.

Adding it to your listings

When a card reaches On the market, send the new listing to your consultant so it's added to the assistant's listings. Then, when the next buyer calls, Elif can describe it too. See Preparing your listings.

Reaching private sellers

Sellers don't always call you. You can have the assistant call owners who are selling privately through an outbound campaign; it offers a free valuation without being pushy. You supply that list; the assistant doesn't pull data from property portals. Outbound calls require İYS consent and a KVKK privacy notice. See Outbound campaigns and İYS and KVKK.
